Submitted to a Funder

We send your deal to the funder we believe is the best fit. We don't shop it around — we target the right one. They issue a term sheet outlining rates and fees.

LOI & Due Diligence

Once you're happy with the terms, the funder issues a Letter of Intent. You sign the LOI, pay the DD fee, and the deal moves into due diligence and mortgage documentation.

Approval & Settlement

After due diligence is complete, the funder moves to unconditional approval and issues a formal letter of offer. You sign, and the deal settles.
